What to expect & how to prepare


A little preparation before your termite inspection helps us access and check as much of the property as possible.

This guide explains the simple things you can do before we arrive, what we’ll inspect on the day, and what to expect afterwards. You don’t need to move everything or specially prepare the whole house, reasonable access is all that’s required.


Preparing for your appointment

You don’t need to empty all your cupboards, move heavy furniture or specially clean the house. In fact there’s no need to make any major changes before we arrive.

If practical, the following can help us access and inspect more of the property:

  • Make sure we can access the edges of rooms and external walls.

  • Check that there is clear access to the roof space and subfloor entry points, where applicable.

  • Unlock gates, garages, sheds and other areas to be inspected.

  • Secure pets where necessary. Please secure any dogs that may be protective or uncomfortable with unfamiliar visitors so we can safely access and move around the property.

  • Let us know about any previous termite activity, damage or treatments, or anything you’ve noticed that concerns you.

Found suspected termites?

If you’ve found suspected termites, please don’t spray or disturb them before the inspection. Take a photo of what you’ve found and text it to 0434 001 617

  • A termite inspection covers the accessible areas of the building and surrounding property. Depending on the property, this generally includes:

    • Inside the building

    • Around the exterior

    • The roof space

    • The subfloor, where applicable

    • Garages, sheds and other relevant structures

    • Surrounding grounds, including accessible trees, stumps, landscaping timbers and fences where relevant

    We’re looking for signs of termites and termite damage, as well as conditions that may increase the risk of termite attack.

    Roof spaces, subfloors and other restricted areas can only be entered where there is safe and reasonable access. If access isn’t possible on the day, we’ll assess what we can from the available areas and let you know if improved access or further inspection is recommended.

  • Sometimes a regular termite inspection identifies an area that needs further investigation. Where appropriate, we may recommend an additional inspection to help better understand what is happening.

    This may include:

    • Invasive inspection – opening selected concealed areas where there is evidence or concern that warrants further investigation.

    • Termite radar or other detection equipment – used in selected areas where concealed termite activity is suspected.

    • Thermal imaging – where it may assist in investigating unusual moisture, heat patterns or other areas of concern.

    • Further inspection with a builder or other specialist – particularly where significant damage, structural concerns or building defects require assessment outside the scope of a termite inspection.

    These methods aren’t routinely required. If further investigation is recommended, we’ll explain what we recommend, why we recommend it, and what the next step involves.

  • Depending on what we find during the inspection, we may recommend termite treatment or other termite management measures for the property.

    Recommendations are based on the findings and the individual property, including any active termites, evidence of previous activity, termite damage, building construction, existing termite management measures and other conditions that may increase the risk of termite attack.

    Where termite management is recommended, we’ll explain why and provide suitable options for the property.

  • Once the inspection is complete and payment has been received, you’ll receive a written report detailing our findings, including any evidence of termites or termite damage, conditions that may increase the risk of termite attack, and any important limitations.

    Where appropriate, the report may recommend further investigation, an invasive inspection, or the preparation of a termite management plan.

    If active termites or other significant concerns are found, we’ll discuss the findings with you and explain the recommended next steps.

Your Inspection Agreement

Your inspection agreement explains what is included in a standard termite inspection and any important limitations that apply.

Please take a moment to read it before your appointment. It also gives you an opportunity to let us know if there are any particular areas, concerns or additional requirements you would like included or discussed before the inspection.
